- What all I need to rent my property in India?

First of all, if you are not based in India, you need to provide POA to person whom you can trust to perform transactions on your behalf (like your close relative or friend). We will work that person in performing property transactions on your behalf. At a minimum, we suggest you provide POA for performing Leave and License agreement transaction to the holder.

We also suggest you open a (NRO/savings) bank account in India to send / receive payments in Rupees.


- What all should I have in my property before renting it out?

At a minimum, we suggest your property should be clean, with good condition of paint and no leakage problems. We also suggest to have curtain rods, geyser and fans in all the rooms, which is considered standard in India.


- Do I need to have my property furnished before renting out?

No. You need not have the property furnished. But if you do, you can expect more monthly rent.


- Do you provide guarantee to rented out/sell my property within a specified period?

No. We cannot guarantee your property will be rented out (nobody can). How quickly your property will be rented out/sold depends on various factors including (but not limited to) the condition of your property, your expectations in terms of rent/price compared to current market rate, property location and local condition of real estate market.


- What guarantee do you provide regarding tenant?

We try our best to provide you a good tenant for your property. We will also do our best to make sure, your rent is paid on time and the tenant leaves soon after the lease is over. That being said, we are not liable for any legal issues caused by the tenant.


- Do I have to sign any maintenance agreement with wecareproperty.com?

No maintenance agreement needs to be signed between you and wecareproperty.com (unlike the agreement done between owner and Property Manager in US or other countries). All transactions will be performed by POA holder on your behalf. We implement a pay-as-you-go model. As long as you pay our maintenance fees, we will continue providing services for you.


- Do you charge any advance fee?

Yes. We charge an advance non-refundable fee of Rs.5000 or U.S. $100. You can make payments in USD using any major credit cards using a PayPal account. Alternatively you can pay in Rupees by depositing check at our Mumbai office or wire transfer online from your bank in India to our bank account in India


- How do you take care of a typical property maintenance issue?

On receiving your request for any type of property maintenance job in India our dedicated representative will get in touch with reputed and reliable vendors in your cities and provide you quotes. On your approval we shall ask the vendor to carry out the order while our representative will monitor the work and ensure that the vendor maintains quality.


- Do I need to have a Power of Attorney Holder in India?

No but we recommend you have one. If you do not have a POA holder in India, we suggest you provide us a "Limited Power of Attorney" in India so that we can perform property transaction on your behalf


- Does your fees include registration charges?

No. Our charges does not cover any expenses incurred, including (but not limited to) property tax, property maintenance,registration charges, lawyer fees, notary and other expenses etc.


- How can I make payments for your service?

You can make payments online (in USD) using any major credit card from our web site by using a PayPal account.

Alternatively you can pay in Rs. by
1 - having someone deposit check at our Mumbai Office or
2 - do a wire transfer online from your bank in India to our bank account in India


- Do you perform periodic inspection of my property as part of your maintenance package?

Yes. We perform inspection of your property once in 2 months as part of our maintenance package and email you detailed inspection report


- If I sign up for your service, how are you going to communicate with me?

We perform most of the communications through email/phone


- What is the geographical area covered by your company?

We cover most places in India, though our main offices are located in Mumbai, Bangalore, Cochin and Chennai.
